Apartment in the tenement-house? Why not!

Choosing an apartment in the building carry a lot of stereotypes. And it often has nothing to do with reality. Poland, despite the momentary trend on this type of property, still very poorly uses this segment of the market. Stereotypes that discourage potential buyers of apartments in tenement-houses certainly is uninteresting neighborhood or neglected installations.

And so, buying an apartment, even after renovation, the purchaser expose himself to inconvenience, which no longer depend on him.

Now that changed and tenement-houses usually undergo extensive renovations. Including all installations. Walking through the streets of many Polish cities, people wonders why the tenement-houses becomes so unkempt. Why there are no developers, who wants to take up the renovations… It would seem that there are a lot of people willing to live in such amazing place.

But as it turns out – there are many obstacles. Developers prefer to build new buildings. It’s about financial and legal issues. Developer to obtain permission to build an apartment building needs from 2 to 3 years. Owners of the tenement-houses for legal formalities and modernization dedicating at least 5 years.

How much does it cost?

– In my opinion, the biggest advantage of tenement-houses is that in contrast to the new settlements, which quickly lose their luster over time, a well-maintained tenement-house gain in attractiveness. This is also an opinion of investors from London and Paris, who investing capital by the Vistula River. – said Tomasz Lewicki expert of Lion’s House at luxlux.pl.
