MARKET AND PRICE ANALYSIS

We listen to our clients, analyze the market and select the most effective tools to sell the property in the shortest time and for the highest possible price.
We base our advice on the knowledge and experience from hundreds of transactions that we have carried out over the past years. In the analysis, we include the type and condition of the property, its location, and competitive offers among others.

In addition, while determining the offer price, we rely on reliable sources of information about the real estate market, i.e. transaction maps and price reports, which analyze data from a database of over 5 million notarial deeds.

PREPARING THE REAL ESTATE FOR SALE

The next step is to properly prepare the real estate for sale. You only get one chance to make a first impression. Sometimes small home staging and just cleaning are enough, other times we suggest redecorating or refreshing the whole apartment or house.

We try to prepare a neutral ground for a potential buyer, but we also want to emphasize all the advantages of real estate.

OFFER PREPARATION

Proper preparation of the offer is one of the most important selling points. A photo session, entering the necessary parameters of the property into the database, and a bilingual description of the property prepared by copywriters are necessary procedures. All of this has an impact on the positioning of the offer and reaching the appropriate target group.

MARKETING EFFORTS

Depending on the needs, we use various sales channels (internet portals, social media campaigns, videos, banners, and many others). However, before your offer goes to industry portals, it will be sent to potential customers from our database and to befriended real estate agencies. From our experience, ‘hidden’ offers like this often sell out much faster. You just need to know where to go with them – and we exactly know that

Cooperation with a real estate agency has the advantage that your sales advisor can take over the real estate presentations. Spend this time on pleasure and leave work in our hands, it’s worth it! Besides the fact that we work outside standard office hours and on weekends, we are neutral to the potential buyer. Very often, property owners are unaware that their presence during a presentation is additional stress and that buyers do not feel at ease. At the stage of submitting the offer by the buyer, we assist in negotiations and all arrangements. We place great emphasis on the training of our advisers, and we also cooperate with law firms specializing in real estate law.

PREPARATION OF DOCUMENTATION

We supervise the entire sales process, we help with the collection and verification of documents necessary for the sale. We settle the terms of the contract with the notary public, we make sure that the transaction is carried out calmly and safely.

SUPPORT WITH THE TRANSACTION

We are present! Our client can count on us while signing documents at the notary’s office. Also, when handing over the apartment, we will help you draw up a handover protocol and rewrite the media.
