Wyjątkowy zespół pałacowo-parkowy Lelów
Property Description
I cordially invite you to familiarize yourself with the exceptional real estate offer in Nakło, in the municipality of Lelów (Częstochowa County) in the picturesque Silesian Voivodeship. The palace building with a park is listed in the register of monuments and is exempt from property tax as a historic property. The property is not burdened with a mortgage.
The palace was built in 1770 on the foundations of a medieval manor house and was originally the residence of the noble Bystrzanowski family. In the second half of the 19th century, it underwent modernization under the supervision of Michał Zbijewski (1825-1898), the next owner, who gave it a modern character and contributed to its unique charm. In the early 20th century, the palace became the property of the Komorowski family, who lived in the nearby Siedliska.
After World War II, in the post-war years, the building housed an agricultural school, and then from 1949 for over 40 years, it functioned as a Children’s Home. Since 1989, the property has passed through the hands of two private owners who have contributed to its development and preservation of its former glory in various ways. However, since 2002 until now, the third and current owner is Marzenna Reyher, who took over the palace and restored it with determination and dedication, ensuring the preservation of its historical value and unique character.
Over the centuries, the palace has witnessed many changes and transformations, and now it is ready for the next chapter of its history. We invite you to join us in discovering the potential of this property and become part of the group of people who want to continue this extraordinary story. The palace in Nakło has enormous investment potential. It can continue to operate as agrotourism, develop event projects, create an exclusive hotel, spa, or fulfill your dream of living in a historic palace. This property is not only a beautiful architectural monument but also a place where you can create new memories and start new, exciting chapters of life.
Layout
The palace and park complex in Nakło consists of two plots of land with an area of 7.49 hectares and 0.98 hectares. The main feature is the charming palace, beautiful park, and palace buildings located on the larger of these plots. The smaller plot contains an old stable, which is intended for demolition. The state plans to purchase a portion of this plot to build a bicycle path, which creates the prospect of developing infrastructure and potential benefits for the property.
The palace complex consists of the main palace, an outbuilding, and a magnificent park. The palace has 22 rooms, including large, representative halls, bedrooms, a library, a dining room, and a kitchen. The outbuilding consists of 15 rooms that can be transformed into conference rooms, apartments, or spaces for organizing events. Both parts of the building have central heating and access to water and sewage.
Investment Plan
In 2009, next to the palace, the owner erected a new building on the site of the old outbuilding, which is currently in the raw open state. This space offers unlimited possibilities for future use.
In the original project, the plan was to develop the outbuilding as a kitchen facility, restaurant, and additional rooms in the attic. Additionally, there was an idea to add a spacious wedding hall capable of accommodating up to 200 people. Unfortunately, due to a lack of adequate funds, the project was not completed. However, it is worth noting that the facility is already secured, has all the necessary construction permits, and awaits its future owner who will finish this unrealized project.
Next to the outbuilding, there is also an agricultural building that houses two garages and a workshop. It is an ideal place for people who value practical solutions and are looking for additional space for storage or conducting business activities or hobbies.
The plot of land on which the palace is located is mainly covered with agricultural soil, which provides exceptional possibilities for use and expansion. However, in the case of additional construction plans, such as completing the outbuilding or constructing other facilities, obtaining permission for non-agricultural use will be necessary. It is important to remember that this process may involve certain costs.
Park
The beautiful park surrounding the palace is a true oasis of peace and relaxation. While strolling through the park, you will come across two designated natural monuments: a small-leaved lime tree and a common beech. Additionally, the park features a pond, walking paths, and charming corners that invite you to enjoy the beauty of nature. It is an ideal setting for leisurely walks, picnics, and even outdoor events. The park is adjacent to two orchards: an old orchard, known as the cherry orchard, and a young orchard full of plum and apple trees. These delightful orchards provide a perfect backdrop for the park, adding lush greenery and a fruity charm.
The total area of the palace is 1355 m2.
Building footprint: 513 m2
Usable area: 1012 m2
The outbuilding: 578 m2
The impressive volume amounts to 5616 m3.
These spacious interiors offer many possibilities for adaptation and utilization.

The magnificently developing palace offers many fascinating rooms that await further arrangement and finishing. Work has begun in the attic, involving the construction of partition walls to create six additional double rooms with bathrooms. Utilities have already been extended to the attic level, facilitating the process of further finishing work. On the first floor of the palace, there are four apartments, including two spacious two-bedroom apartments with their own bathrooms, a large living room, and two practical storage rooms for bedding. From the mezzanine, you can step out onto a charming balcony that was added in the mid-19th century and offers an eastward view. On the ground floor, there are two two-bedroom apartments with bathrooms currently occupied by the owners, as well as a spacious living room with access to a terrace on the western side, providing a view of the beautiful park. Additionally, on the ground floor, there is a large dining room, functional utility area with a toilet, boiler room, and kitchen. Through the front doors leading from the eastern side, you can enter the hallway with a toilet. During renovation work on the ground floor, traces of wall paintings were discovered on the window reveals, dating back to the past. Although they have not been revealed yet, it is worth considering them during future conservation work, especially during the facade reconstruction, to emphasize the historical character of this place. This property offers not only historical charm and countless design possibilities but also provides comfort and functionality in every room. It will be an ideal place for those who desire to live in a luxurious space with a unique character while enjoying the beauty of the surrounding nature.
Standard (Palace Renovation and Current Condition)
Since 2002, the dilapidated palace has undergone comprehensive renovation, involving a series of significant works. As part of the restoration, the foundations were reinforced, the building was dried, and horizontal insulation was installed. External walls were also anchored and lintels were strengthened. An important aspect of the project was the replacement of the roof structure and most of the floors. During the renovation, plaster and parquet flooring were replaced, and new electrical, plumbing, and oil-based central heating installations were installed. Additionally, new bathrooms were installed in all rooms. Another important aspect of the restoration was the installation of new wooden window frames and the restoration of all historic doors. The palace underwent a comprehensive roof renovation, including the use of Vienna-style muntins and replacement of gutters. The restoration of the historic fireplace and the reconstruction of the terrace were also undertaken. Parquet panels were installed on the ground floor, and travertine and marble were used in some rooms. Underfloor heating was installed in areas with stone floors and bathrooms. As part of the palace renovation, three exterior doors (front, south, and north) were manually replicated. The balcony attachment was reinforced, and the decorative wrought-iron balustrade was restored. On the upper floor, the cleaned artwork (original stuccowork) has not yet been hung, and the parquet flooring has not been laid (fire-resistant panels serve as temporary flooring). However, original parquet panels from two rooms and wooden wall panels from some rooms on the upper floor have been preserved. The facade of the palace has not yet been renovated, although an approved conservation project already exists. Currently, work is being carried out on the renovation of the fence and entrance gate. The final detailing, following the existing conservation project, will be undertaken by an art conservator.

Additional Information
An important part of the palace is the Nakielska Foundation, established in 2008 with the main purpose of revitalizing the palace and park complex in Nakło. The foundation is registered as a legal entity, allowing for a wide range of activities.
Choosing a foundation as a legal entity brings tax benefits because all income is dedicated to statutory purposes, and the foundation only accounts for VAT and maintains complete accounting through an external agency. The foundation has practically unlimited possibilities for economic activity, employing workers, subleasing properties, and more. The owner of the palace has signed a lease agreement with the foundation, which covers all operating costs. In return, the foundation receives the opportunity to carry out its activities. In this case, the income tax rate is 8.5%.
Thanks to active support for numerous events and initiatives in the municipality of Lelów and the surrounding area, the foundation has developed excellent relations with the local administration. Cooperation with the branch of the Silesian Conservation Office in Częstochowa is also seamless, which has allowed for obtaining necessary permits for the completed and planned works.
The President of the Foundation, who is also the owner of the property, makes all decisions independently. According to information from the lawyer who prepared the founding documents, the foundation’s authorities can be easily changed if needed.
